Ghosts has been renewed for Season 6, continuing its run as one of CBS’s most successful comedies, and returns with new episodes at the midseason point of the 2026-2027 television season. Before Season 6 premieres, two hourlong Ghosts holiday specials will air — one for Halloween, and one for Christmas.

As longtime fans know, Ghosts is about Sam (Rose McIver) and her husband, Jay (Utkarsh Ambudkar), a couple who inherits a run-down country estate, and hope to turn it into a bed and breakfast. But after Sam sustains a head injury, she learns Woodstone Mansion is already occupied – by ghosts from across the centuries. Because Jay cannot see or communicate with the ghosts, Sam becomes the go-between. 

New episodes of Ghosts air on CBS, and stream on Paramount+, with all five previous seasons also available to stream now. Here’s a look at everything to know about Season 6, including release timing, who’s coming back, where Season 5 left things off, and how to watch it all.

How to watch the new season

Ghosts airs on CBS, and streams on Paramount+ with a subscription. What to know about the Ghosts Halloween and Christmas specials

As announced at San Diego Comic-Con 2026, two Ghosts holiday specials will air this fall prior to the show’s midseason return. The first special will be Halloween-themed. The second will be a Christmas special inspired …. by Die Hard. Air dates have not been announced.

When Season 6 premieres

CBS renewed Ghosts for Season 6 back in early 2025. Fans waiting for the Season 6 episodes will have to wait ’til early 2027, when the show returns at midseason. 

Where the story stands

WARNING! Season 5 spoilers ahead. 

In the Season 5 finale of Ghosts, Mayor Tad (Justin Kirk) sells his stake in the mansion to a shady water company with plans to bulldoze the place for a data center, Sam and Jay (Utkarsh Ambudkar) race to get Woodstone declared a historical landmark. With help from the ghosts (including some surprisingly resourceful tactics from Farhang Ghajar’s Amunhotep), they pull it off, and the mansion is saved.

But the win comes at a cost. While Jay and Kyle (Ben Feldman) were overseas tracking down the proof needed to save Woodstone, Pete (Richie Moriarty) wandered too far from the property line for too long and faded away completely. Whether (and how) Pete makes it back is one of the biggest questions heading into Season 6, along with what’s in store for the mysterious group known only as the Others.

Rose McIver plays Samantha (or Sam) in Ghosts. After a near-death fall, Sam gains the ability to see and hear the ghosts of Woodstone, becoming their main link to the living world. She and Jay spend their days running the B&B while Sam serves as translator, mediator, and occasional therapist for the friendly spirits.

Utkarsh Ambudkar portrays Jay in Ghosts. Jay doesn’t see any of the ghosts, but he’s just as invested in keeping Woodstone afloat as Sam is. Between running the kitchen and co-owning the B&B, his patience gets put through the wringer pretty much every episode.
